We offer a complete service or bespoke management to suit our clients needs. The Lemontree team ensure that our service is consistently personal and efficient dealing with everything in-house.

Our ‘Complete Management Service’ means that you will only pay one fee, between 10-12.5% incl. of VAT and, there are no extras to pay for.

For example: Monthly rental of £800 x (11% management fee of £88 x 20% VAT £17.60 = £105.60) therefore £800 - £105.60 = £694.40pcm net income

What’s included:

  • Free, no obligation, Rental Valuation
  • Full marketing of the property
  • Viewings always accompanied by a Lemontree representative
  • Regular updates given on marketing progress and feedback
  • Full referencing completed in-house on ALL prospective tenants
  • Collection of a month and a half deposit
  • Collect the necessary rent and pay this directly into your chosen bank account
  • Send a monthly statement of account
  • Complete all necessary Start of Tenancy documentation
  • Detailed, comprehensive inventory including photos
  • Advise all utility companies and Local Authority
  • Complete regular property inspections with guaranteed feedback
  • Arranging or facilitating maintenance
  • Organise landlord’s buildings and contents insurance cover
  • Full, final checkout at the end of each tenancy

No, everything we do is included in our ‘complete’ service package. There are no hidden extras unless you choose a bespoke service in which the gas safety certificate and energy performance certificate need to be accounted for.

One of the Lemontree team will be present at all viewings. No viewing will ever be undertaken alone.

An EPC gives you information about how efficient the property is and how, with simple steps, you can make it more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented require an EPC and a certificate will last 10 years.

A tenant’s deposit is 1.5 months’ rent and is transferred into the Deposit Protection Scheme.

The new deposit scheme protects the landlord and tenant. In the event of a dispute, a third party assesses the situation via evidence and makes a non-biased decision.

We pay all of our landlords on the 28th of every month or the next working day if it falls on a weekend.
