Making sense of the letting process

Whether it is a single property or a portfolio purchased for investment, the lettings option can be an exceptional means of obtaining a good income. However, being a landlord can be time consuming and demanding. Our business aims to remove any stress by offering a full property management service.

  • The director or a senior member of the Lemontree team will provide a realistic valuation in terms of letting potential and offer tips on presenting the property.

  • To comply with current legislation, a number of legal documents are required before we can let your property:

    The Gas Safety (installation and use) Regulations 1998
    Energy Performance Certificate (EPC)
    The Legal and Furnishings (Fire) (Safety) (Amendment) Regulations 1993
    The Electrical Equipment (Safety) regulations 1994
    Smoke Alarms and CO Sensors

    We can arrange for an independent company to provide these if need be. We expertly photograph your property adding detail that will bring it to life giving potential.

  • We upload your property to our website and any other sites on which we advertise. If you wish, and where the council permits, we put up one of our distinctive ‘To Let’ boards. We still value the importance of these boards just as much as internet listings.

    We will always call you and/or the current tenants to arrange a convenient time for viewings and never visit unannounced. If there are times or days that you/your tenants would prefer, we will aim to accommodate these requests. We will accompany all potential tenants for viewings so we can highlight the benefits that are not immediately obvious, answer any queries and be there for security reasons. We will keep you regularly updated with interest and progress.

  • When we receive applications, we will call you with the details, including the applicant’s intended timescales, financial position and background. We complete full referencing, full credit and Right to Rent checks and obtain the necessary ID for all prospective tenants. Once you’re happy to agree a contract, we contact all parties and set a target start of tenancy date.

  • Our team at Lemontree will draw up all contractual start of tenancy documents including the registration of the deposit etc. We will arrange cleaning if needed and complete an inventory before the tenant moves in. We will notify utility companies and the council tax department with details of occupier changes.

  • As part of our full management service, collection of rent and payment to your chosen bank account will be arranged. Our accounts team will send you a monthly statement detailing any deductions, if applicable. The Inspections Manager will complete regular inspections of your property and provide feedback where necessary. We will arrange and facilitate maintenance with our dedicated 24 hour emergency call-out team, as agreed by you.

No, everything we do is included in our ‘complete’ service package. There are absolutely no hidden charges unless you choose a bespoke service in which the gas safety certificate and energy performance certificate need to be accounted for.

One of the Lemontree team will be present at all viewings. No viewing will ever be undertaken alone.

An EPC gives you information about how efficient the property is and how, with simple steps, you can make it more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented require an EPC and a certificate will last 10 years.

A tenant’s deposit is 5 weeks rent and is transferred into the Deposit Protection Scheme.

The new deposit scheme protects the landlord and tenant. In the event of a dispute, a third party assesses the situation via evidence and makes a non-biased decision.

We pay all of our landlords on the 28th of every month or the next working day if it falls on a weekend.
